Capital Properties, Inc. (CPI) primarily engages in the long-term ground leasing of land parcels situated in downtown Providence, Rhode Island. The company's holdings encompass approximately 18 acres within the Capital Center district, which are subdivided into 13 individual plots. Furthermore, CPI secures undeveloped land parcels adjacent to the Capital Center for the purpose of public parking. Beyond its land ventures, the firm manages a portfolio of 23 outdoor advertising locations, housing a total of 44 billboard faces strategically placed along key interstate and primary roadways across Rhode Island and Massachusetts. Established in 1977, the company originally operated under the name Providence and Worcester Company before adopting its current identity, Capital Properties, Inc., in 1984. Its corporate headquarters are located in Providence, Rhode Island.
